An operating agricultural enterprise with an established land bank of 1,097 ha is offered for sale. The land plots are compactly located, have access to water resources, and are suitable for irrigation.

The total land bank amounts to 1,097.66 ha (as of August 18, 2025), of which 63.78 ha are secured through State Land Cadastre auctions, 300.68 ha under agreements with the city council, and 733.20 ha under agreements with private individuals (land shares).
The soil structure is well-balanced: 33% sandy, 33% grey forest soils, and 34% loamy soils, allowing for a wide range of agricultural crops.
Climatic conditions are favorable for crop production, with average annual precipitation of about 800 mm, which is a high and stable indicator. The fields are divided by a network of canals suitable for irrigation, with potential for scaling irrigation systems.
There is an opportunity to expand by an additional 500–1,000 ha, allowing the total land bank to grow to approximately 2,000 ha.
