A large-scale logistics and warehouse property complex is offered for sale, located in Zakarpattia region, Mukachevo district, directly on the international highway Kyiv–Chop. The location provides fast transport connections with key regions of Ukraine and countries of the European Union, making the asset strategically attractive for logistics, distribution, and industrial use.
The complex is formed as an integrated infrastructure asset with a total area of warehouse and auxiliary premises exceeding 20,000 m². The construction and phased development of the facility were carried out between 1995 and 2015. At the time of sale, the property is under a bank lien, which will be removed as part of the transaction.
Land plot
The land plot area is 6.78 ha, with leasehold tenure. Designated purpose — industrial land (11.02). The territory has mixed surface (concrete and asphalt) and is fully prepared for heavy vehicle traffic, including trucks and oversized vehicles. Access roads are asphalted and suitable for intensive logistics operations.
A key advantage is the possibility of restoring a railway branch approximately 230 m in length with direct access to the complex, which opens prospects for the development of a dry port or a multimodal logistics hub.

The territory includes five warehouse buildings ranging from 600 to 5,500 m², with industrial concrete floors, brick walls, and concrete or metal structures. Some premises are equipped with loading ramps and multiple entrance gates. Customs-licensed warehouses with a total area of 3,500 m² are allocated separately.
Additionally, the complex includes an administrative building, office premises, utility and technical structures, canopies, garages, boxes, a checkpoint, and a security post. The territory is enclosed and under 24/7 security, video surveillance, and alarm systems.

electricity supply — 1,034 kW with the possibility of increasing up to 4 MW, own substation;
water supply — own well;
sewage — local system;
heating — two boiler units for administrative premises.
An additional advantage is the construction of a 5 MW solar power plant on a neighboring plot, creating the potential to obtain electricity at below-market tariffs.

The asset is ideally suited for a logistics center, distribution hub, customs-licensed warehouses, manufacturing facility, industrial or service park, cold storage, retail and e-commerce warehouses. The presence of an own well also allows consideration of bottled water production projects.
