According to a special analytical review by the KSE Agrocenter, prepared for the fifth anniversary of the opening of Ukraine’s agricultural land market, more than 512.8 thousand sale and purchase transactions were completed over five years, covering 1.154 million hectares with a total value of UAH 51.4 billion.
Despite the shock of the war in 2022, the market has gradually restored activity, stabilized, and started to show signs of more predictable institutional behavior.
Key indicators that asset owners, agribusinesses, and investors should consider:
• the average price of agricultural land over the entire period of the market’s operation is around UAH 66.4 thousand per hectare;
• in 2026, the average price reached UAH 87.9 thousand per hectare;
• even adjusted for inflation, land value has increased by approximately 25% over five years;
• more than 237 thousand hectares of state and municipal land have already been leased through the Prozorro.Sale system;
• the final lease rate resulting from auctions is, on average, almost four times higher than the starting rate.
For LARGOS, these figures are an important signal: land is increasingly perceived not only as a basic resource for agricultural production, but also as an investment asset that requires professional analysis, structuring, and a long-term strategy.
The next stage of development is no longer simply about buying or leasing land.
It is about integrating land assets into a broader model of:
• agro-processing;
• grain elevator and warehouse infrastructure;
• logistics;
• industrial parks;
• ready-to-operate production businesses;
• land bank consolidation.
Ukraine’s land market is becoming more structured and, at the same time, more demanding.
And the key question for an owner or investor today is: what role can your land asset play within a broader investment or production model?
